I worked at banks for most of my career and was engaged to the lead mortgage lender, and together we hosted quarterly free events for our community to show people how to get into homeownership. I suspect you're lying in bad faith to try to scare people out of homeownership and push the agenda that Millennials and Gen Z can't own a home. I encourage anyone reading this to do their own research and contact their bank's mortgage team to determine if its feasible for them.

Over half of millennials are already homeowners, and I'd love to see that number go up.

Similar situation for me! I bought a Mazda6 and learned to drive it on the 30 min drive home. Had a buddy follow me to keep cars off my ass. It's definitely a skill I'm glad I learned, and I'm sad to see manual transmissions die off as EVs come into popularity. And honestly my daily driver is an EV now. But I still miss the precise level of control that comes with a manual, especially in Winter.

Spot on for me in the Midwest. My range and AC are electric, heating is a boiler. So it's super cheap in Winter and rough in Summer.

I was shocked in the presidential debate that Harris gave staunch support for fracking. I was under the impression that democrats are against fracking, and remember people being critical of Fetterman for supporting it.

I also grew up in an area that was heavily impacted by the pollution from fracking. People who worked in the field were seen as failures of moral character who chose profits over the health of their children. How is it that both major parties are now in support of it? I feel like I must be missing a piece of the puzzle.

In what reality is PMI close to a rent payment? It doesn't seem like you know what you're talking about.

I think you're dramatically overestimating how much it will add to a mortgage to use this strategy. For example, let's look at a $250,000 home - the average for my area.

If you put 20% down, your payment will be $1242/mo plus Property Taxes. Certainly cheaper than rent, but most folks don't have $50,000 sitting around.

So let's say you put $0 down and roll $9000 closing costs into your mortgage. Your monthly payment will be $1,843 of which only $214 is PMI. Still cheaper than the average rent in my area.

Even if you're buying a $1mil home with this strategy, the PMI would only be $850/mo. Where are you getting that PMI would be close to a mortgage payment?? You seem to be regurgitating bad faith advice that keeps people scared of homeownership when the reality is that it's an excellent move for many folks.

I went thru USDA for my first home and they had similar constraints. Talk with your bank's mortgage lender. It's possible that an FHA loan would do you better.

In the US, if you're a first time homebuyer you can buy a home with zero cash in hand. You can roll closing costs into the mortgage and have no down-payment. You'll pay more out of pocket for a few years but in many areas it's still cheaper than rent - and rent just keeps going up while a mortgage stays the same. Many states also have free programs where you can take a class and they'll give you a grant towards buying a home.

Credit unions tend to have the best rates. Get into a credit union even if it's just a secondary account that you toss $5 into each paycheck.

Also, there are programs through Fannie Mae and Freddie Mac for first time homebuyers that prioritizes them over investors. This is the easiest way to get into homeownership but the houses are usually fixer uppers.

A small apothecary opened in my neighborhood that makes beauty products. They've been very accommodating with selling me shampoo and body wash in my own reused containers. It's all locally sourced ingredients. I'm new in my Zero Waste journey but it feels great to eliminate plastic from part of my daily routine.

My bestie broke both of his arms and wrists two days ago. He's in his 20s, a gamer, has a pregnant wife and a young kid. Any ideas for gifts I can get to cheer him up? He'll have no use of his arms for 3 months.

Already got a bidet for him and hooked it up. Looking into accessible gaming controllers, but he said that the pain is so bad rn that even alternative controllers are probably a no go.

Took me a few hours to figure this out, figured I'd pass it along. Forgive formatting, I'm on mobile.

How to Bypass Bitlocker for Crowdstrike BSoD

Only use this if the Bitlocker key is lost.

 From the Bitlocker screen, select Skip This Drive. A command prompt will appear.

Type bcdedit /set {default} safeboot network and press Enter.

Type Exit to exit the command prompt, then select Shut Down

Hardwire the device to the network

Login as an admin account

Navigate to C:\Windows\System32\Drivers\Crowdstrike and delete C:\windows\system32\drivers\crowdstrike\c-00000291-*.sys

Win+R to open the Run menu, then type msconfig and press Enter

Go to Boot

Uncheck the box for SafeBoot

You will receive a warning about Bitlocker. Proceed.

Click OK and you will be prompted to restart. Do so.

Have the user login

Test their access to files

I have a raspberry Pi 4B that is connected to a CRT TV via Composite and controlled with a PS4 controller. I'd like to use the Pi for Netflix, Plex client, and playing DVDs from an ext drive. What distro would be best for this?

I tossed Retro Pi onto it and the controls work great but I can't figure out how to install the media apps.

Help! My live-in partner of 3 years has too many clothes and it's overrunning our house. We live in a two bedroom condo with only two closets in the entire unit, and there's just not enough space.

At last count (2 years ago) there was over 300 articles of clothing - shirts, pants, jackets. There is constantly piles of clothes everywhere, clean and dirty, and nowhere to put them. They wear multiple outfits each day and throw them on the floor in the evening.

2 years ago I bought a few Ikea clothing containers to slide under the bed, and those are packed full of folded shirts that are never worn. And they just keep buying more.

I've spoken with them about this multiple times and they say that they'll get rid of some of the clothes, but never did.

On the flip side, I have four pairs of pants, a few shorts, around a dozen shirts and a suit.

What can I do?

A month ago I found out that my (30's ftm) live-in boyfriend of 3 years (30's m) was sexting with various guys and making plans to meet up. We fought, made up, and got into therapy. Things are slowly healing.

Today I found out that an old friend of his that he used to sext with before our relationship still sends him nudes regularly on snapchat. I found out because my bf had saved a bunch of them. My bf says that he never responds to them and so he didn't think it was an issue. I disagree - If anyone I knew irl ever sent me nudes I would immediately delete it, ask them not to send more, and tell my bf about it.

My question is, was his lack of action yet another instance of cheating?

I own a condo and have one dog and one cat. They get along and play all the time, but I feel like the cat is often lonely and missing a cuddling companion. He's a rescue who was a street cat for years before I adopted him. I've been considering fostering or adopting another cat to give him company. Thoughts?

My boyfriend asked for a computer build for podcasting and light gaming for Christmas. He specifically wants a custom build desktop and I wasn't able to talk him out of going this route. We're starting from zero so I'd need to get a tower, monitor, keyboard, mouse, mic, webcam, etc. Trying to keep it under $1300ish for the package.

What kind of specs should I target to future proof the system for podcasting in case this becomes a serious hobby for him? I've built hundreds of PCs in my lifetime but never had to consider audio/video production. Also curious if anyone has advice for the podcasting equipment.
